Efficient Origination:

 

•1.     Take a detailed 1003

•2.     Explain to client that you will obtain an underwriting approval and then get back to the borrower.

•3.     DO NOT DISCUSS RATES UNTIL YOU HAVE AN APPROVAL

•4.     Be sure you set an appointment to go over the findings

•a.      in Your office to maintain control element

•b.     explain timeliness on appointment is critical as you are busy helping many other folks like just like the client

•5.     Either Run AUS or have Processor run AUS

•a.      Attempt to run AUS through a Non-Proprietary system in the event UW

Disputes occur.

•b.     Uncover Minimum Requirements needed for file

•6.     Call Client back with findings. Go over findings at this phone meeting. Explain findings are only good if the information is accurate

•7.     Set up an appointment to gather information, or to review information.

•8.     Once the application is taken your file is in a race against time

•9.     Lock file ASAP once lock is available (Have Client sign a Ratelock Agreement Form at the beginning of the process

•a.      be certain to express the strengths and why Loan should be approved

•b.     Address all weaknesses in the file on the front end.

•14. Always review or fill out your own Doc Order/Fee Sheet

•15. Always review HUD's before closing
